More than 90 days

Confirm the maturity provisions, payoff, extension rights, current NOI, occupancy, and value. Test a conventional refinance and quantify any proceeds gap while there is time to adjust the capital plan.

30–90 days

Seek current lender feedback, request extension terms if appropriate, and prepare a complete package for alternative lenders. A new structure needs enough time for diligence, title, appraisal, documentation, and payoff coordination.

Under 30 days or already due

Speak promptly with the existing lender or servicer about the actual deadline and remedies. Ask a qualified financing professional to assess executable takeout options. If default or enforcement is possible, obtain legal advice specific to the loan documents.

The two numbers to reconcile

Payoff: the balance and costs that must be retired by the deadline. Likely refinance proceeds: what current cash flow, value, lender criteria, and property condition may support. What happens when a commercial mortgage reaches maturity?

The loan agreement controls. Any unpaid balance is generally due at the contractual maturity date unless the lender agrees to an extension or another arrangement. Obtain a current payoff statement and review the loan documents; do not assume an extension is automatic.

What if refinance proceeds are below the payoff?

Separate the gap caused by property value from the gap caused by cash flow, lender leverage limits, fees, or reserves. Use the refinance gap calculator as an illustration, then have a professional test the numbers against actual terms.

Can a bridge loan solve a maturity problem?

It may provide time in some cases, but it adds cost and requires a supportable exit. Compare it with an extension, equity contribution, permanent refinance, or sale. None is appropriate without reviewing the property, sponsor, documents, and deadline.
